It tracks your properties, monitors your rents against live market data, flags underperformance, and generates lender-ready portfolio reports. For income-valued properties, below-market rents don't just reduce cash flow. They compress your building's valuation at exit. Operator quantifies both. Think of it as the back office you'd build if you had the time and the team: analyst, bookkeeper, and portfolio manager in one tool.

Who is Operator for?

If you're buying, selling, refinancing, or figuring out what to do next, Operator was built for you. It's not for passive investors, REITs, or people looking for property management software. Tenant screening, rent collection, and maintenance requests are not what we do.

No. Property management platforms handle tenant screening, lease management, rent collection, and maintenance coordination. Operator focuses on investment performance: what your portfolio is worth, whether your rents are optimized, how each asset contributes to your returns, and what your next move should be. Most investors use both. If you need property management software, tools like AppFolio, Buildium, or Propertyware are worth looking at.

A spreadsheet tracks what you type. Operator tracks what's actually happening. Market values update continuously. Rent alerts fire automatically when you're below market. Portfolio metrics recalculate when you add or model a new deal. You stop maintaining a spreadsheet and start reacting to intelligence.

Most deal calculators analyze one property at a time with no memory of what you already own or what you've looked at before. Operator saves every deal you analyze, lets you compare them side by side, and shows how each one changes your entire portfolio: cash flow, yield, leverage, and concentration. When you close a deal, move it to your portfolio in one click. It's the difference between a disposable calculator and a deal library that makes you a better investor over time.

How is Operator different from accounting software like QuickBooks?

QuickBooks is general-purpose business accounting software. It wasn't designed for real estate and requires significant customization to produce anything useful for a property portfolio. Operator is purpose-built for investment real estate: the metrics, the reports, and the monitoring are all structured around how real estate investors actually think about their assets. You don't have to build anything from scratch.

Does Operator provide investment or financial advice?

No. Operator is an informational tool. The calculations, projections, and reports it generates are mathematical outputs based on the data you enter and, where applicable, third-party market data. None of it constitutes investment advice, financial advice, tax advice, or legal advice. You are responsible for your own investment decisions. We strongly recommend working with licensed financial advisors, real estate professionals, tax advisors, and legal counsel before making any investment decisions.

If you subscribe at $25/month today, that rate is locked in for you permanently. As Operator adds advanced features, the price for new subscribers will increase. Locking in now means you keep your current rate as the product grows.

Yes. No contracts, no cancellation fees. Cancel through your account settings or by contacting info@galleon.io. You retain access to paid features through the end of your current billing period. Subscription fees are non-refundable except where required by applicable law.

Will I get a refund if I cancel mid-cycle?

No. Billing is not prorated. If you cancel, you keep access through the end of your billing period but won't receive a credit for unused time.

What types of properties can I track in Operator?

Accepted Answer

Operator supports single-family rentals, multifamily (including unit-level tracking), mixed-use, self-storage, and notes. If your portfolio spans multiple asset classes, you can track all of it in one place. Each property gets its own detail view, and the portfolio dashboard aggregates across everything you own.

Can I track a house-hack in Operator?

Yes. Add it as a property, enter the rental income from the units or rooms you're renting out, and Operator calculates the relevant return metrics against your actual cash in the deal. Leave the unit you occupy at zero rent or model it separately depending on how you want to run the numbers.

Not yet, but it's coming very soon. Operator's next analysis update will include flip analysis as part of a fully agentic deal analysis suite, expected in March 2026.

Not yet with a dedicated calculator, but it's coming very soon as part of the same agentic deal analysis suite, expected in March 2026. In the meantime, you can model the post-refinance state of a BRRRR by entering your refinanced loan terms and stabilized rent roll to see cash-on-cash and IRR based on your actual cash left in the deal.

Can I track short-term rentals like Airbnbs?

You can add short-term rentals to your portfolio and enter your average monthly income. Operator's rent monitoring compares your rents against long-term rental comps, so the below-market alerts are most relevant for traditional rentals. For STR properties, you'd use Operator primarily for portfolio-level tracking and deal analysis rather than automated rent benchmarking.

Can I use Operator for commercial properties?

Operator is built for residential income real estate, including small and large multifamily. You can track properties with commercial components as part of a mixed-use portfolio, but the platform doesn't have dedicated support for office, industrial, or specialty commercial asset classes, or complex lease structures like pass-through operating expenses.

Can I use Operator outside the United States?

Operator's live market data, rent comparable monitoring, and property value estimates currently cover US properties only. You can manually add and track international properties, but automated monitoring features will not apply to them.

Operator calculates cap rate, cash-on-cash return, IRR, gross rent multiplier, NOI, debt service coverage ratio, and equity position at the property level and across your full portfolio. The interactive financing calculator lets you toggle loan type, down payment, and amortization and watch every metric update in real time.

How accurate are the calculations?

The calculations use standard real estate investment formulas. The outputs are only as accurate as the data you enter. If your expense estimates, rent figures, or purchase price are off, your outputs will be off accordingly. Operator surfaces market data to inform your inputs, including live rent comps and property value estimates, but nothing generated by the platform constitutes a financial projection or guarantee of future performance.

Where does the market rent data come from?

Operator integrates with Rentometer and RentRange to pull rent comparable data by bedroom count and location. When your current rent falls below the market rate, Operator flags it and calculates the annualized income you're leaving on the table. Rent monitoring is available on the $25/month plan and above.

Where do property value estimates come from?

Accepted Answer

Property value estimates are sourced from REAPI and BatchData, updated continuously based on comparable sales activity in your property's area. These are automated valuation model (AVM) estimates, not appraisals. They're useful for portfolio benchmarking and rough equity tracking, not as a substitute for a formal appraisal in a lending or sales context.

Yes. The interactive financing calculator lets you toggle between loan types, adjust down payment and amortization, and see the impact on IRR and cash flow in real time.

Not yet. Seller financing and subject-to deal structures are not currently supported in the deal analysis inputs. Support for these is planned for summer 2026.

How do I add my existing properties?

You add properties manually, entering the address, purchase price, current rents, loan terms, and expenses. CSV import is coming in April 2026, which will let you upload your existing portfolio in bulk.

Yes. Operator includes entity-level tracking so you can organize properties by the legal structure that holds them while still viewing portfolio-wide analytics.

Most users can add their first property and have a working portfolio view in under 10 minutes. You'll need the property address, current rent, mortgage details if applicable, and a basic expense estimate to get meaningful numbers.

Yes. Deal analysis is part of the core product. You run numbers on prospective acquisitions and, once you close, move them to your live portfolio in one click. Every deal you analyze is saved in your Deal Library for future reference and comparison.

Can I share portfolio access with a CPA or advisor?

CPA access is coming later in 2026 alongside the tax export product. When it launches, you'll be able to give your accountant read access to your portfolio directly in Operator for year-end work.

What are the lender-ready PDF exports?

Accepted Answer

Operator generates a two-page professional portfolio report exportable in under two minutes. Page one is the Financial Statement, which includes an asset-level breakdown of market value, outstanding mortgage, equity in dollars and percentage, and NOI for each property, followed by portfolio totals for value, debt, and equity, and a liability schedule showing lender, loan type, interest rate, monthly P&I, balance, and maturity date for each loan. Page two is the Income and Expense Statement, which shows monthly rental income and expenses by property and summarizes net monthly income with an annual projection. The export is available on the $25/month plan and above. Galleon makes no representation that any specific lender will accept or rely on these documents; approval decisions remain entirely with the lender.

Yes. You can export your complete portfolio including properties, deals, and calculations in CSV format at any time through your account settings.

Is my data secure?

Accepted Answer

Yes. All data is encrypted in transit using TLS 1.3 and at rest using AES-256. Data is stored on Amazon Web Services infrastructure in the US East (N. Virginia) region with geographically redundant backups within the United States.

Do you sell my data?

No. We do not sell your portfolio data to third parties. We do not share it with marketing partners, advertising networks, data brokers, competitors, or researchers. We do not use your individual deal details or property data for targeted advertising.

Who do you share my data with?

Accepted Answer

We share property addresses with our third-party data providers: REAPI and BatchData for property valuations, and Rentometer and RentRange for rent comparable data. These providers receive only the property address needed to return the requested data point. Your financial calculations, deal analysis, notes, or investment strategy are not shared with any of these providers. We also use AWS for cloud hosting and Stripe for payment processing. All providers are contractually restricted from using your information for any purpose other than performing services for us.

What data should I not store in Operator?

We strongly advise against storing bank account passwords or credentials, Social Security or tax identification numbers, tenant personally identifiable information such as names or contact details, or sensitive personal documents in the platform. Operator is not designed as a document vault or tenant management system.

What are my privacy rights?

Depending on your jurisdiction, you may have the right to access, correct, delete, or export your personal data, and to object to certain uses. California residents have additional rights under the CCPA, including the right to know what we collect and the right to request deletion. What happens to my data if I cancel my subscription?

Canceling a paid subscription downgrades your account to the free tier. Your portfolio data is retained as long as your account remains active. If you close your account entirely, your data is retained for 90 days from the date of closure, during which you can download a complete CSV export. After 90 days, all portfolio data is permanently deleted.

Can I delete my account and data immediately?

Yes. Request immediate account deletion through Settings or by contacting info@galleon.io. Live portfolio data is deleted immediately. Backup copies are retained for 30 days and then permanently purged. You have 30 days following deletion to contact us for data recovery, though restoration is not guaranteed.

What happens if my account is inactive for a long time?

If your account has no login activity for 24 consecutive months, we'll send a warning to your registered email. If you don't log in within 60 days of that notice, we may delete your account and all associated portfolio data. Logging in at any time before the 60-day window closes prevents deletion.

You must be 18 years of age or older. Operator is for your personal real estate investment and portfolio management activity. You may not use Operator to provide investment advice or portfolio management services to third parties, or to build competing products.
