RIVER FRONT PROPERTY in North Central Washington. This 40.26 acres with 1154 feet of the Wild and Scenic Sanpoil River bordering on the west end is a very beautiful and unique piece of property with beautiful mountain views, private setting, semi-remote, and easy year round access. A survival retreat with an abundance of natural resources and in addition, excellent fishing, boating, and recreation at nearby Lake Roosevelt. Located in north central Washington state approximately 100 miles from the Canadian border, the property is off grid, but ongrid power is only 1/2 mile away. Clean air and water, including a 20 gpm well with delicious 6.5ph water, seasonal spring and, the beautiful Sanpoil River. At 1600 ft elevation and just 12 miles out of the Columbia River Gorge. The property is just inside zone 6a providing relatively mild winters and a lengthy growing season of at least 120 to 150 frost free days. The property consists of 3 separate flats, all with legal road access both on and off the property. The river flat is approx 9 acres including a 2 acre wetland with a pond giving way to wild duck and frog habitat. The middle flat is 20 acres fenced on 3 sides, and consists of 2 two story houses (unfinished), the well, a fertile composted 1/4 acre garden site, lots of building rock, and a small orchard including a self-pollinating almond tree yielding abundantly annually. The exterior is merely sub-sheeted. The other 1030 sq ft (including a new 8'x16' addition, framed, roofed, sheeted, and windowed) two story house of saltbox design was built in 1980, includes a covered deck (12'x30') attached on the first floor over looking the lower flat and river. It has exterior board and bat siding. It has a new addition (16'x8')is in the process of finishing, complete with an indoor sauna and bathroom. Both buildings are of solid construction with heat stoves installed, and running water, but do need a considerable amount of finish work including plumbing and wiring. Both house's including their second floors add up to 3000.sq ft.of living space. Current projects include installing up to 12-36 volt brand new solar panels on the south side roof of the newer building, and to operate a brand new DC/AC submersible flex pump in the the well which will deliver 11gpm whenever the sun is hitting the solar panels with or without a battery bank, or it can run on the 110 ACgenerator on cloudy days. A new inverter is in the making to run the entire place on AC. The potential for alternative energy cannot be over stated including solar,wind, steam, and hydro. A composting outhouse is the current use for waste, but a composting indoor toilet is in the making for the upcoming new bathroom. Lots of lumber stacked and ready for use. The gardening is fantastic and most crops can be sown direct without a greenhouse if done timely. Literal tons of finished compost currently available. Running water indoors but neither building is plumbed throughout. Lots of wildlife including whitetail deer, elk, moose, bear, turkeys, and occasional cougars and wolves. This property is also held in the ideal of "fee simple" and has a clear warranty deed, but my terms are stringent and only a trade for $1,500,000 in gold coin with no outstanding contract will be considered.
