The Neighborhood
Peacock Hill, originally an apple and peach orchard in the 1940s, is a 350-acre quiet hamlet in the Ivy Valley just 15 minutes from UVA in C-ville and 8 minutes to Crozet.
Surrounded by large farms and wooded slopes with epic views of both the Ragged Mountains and Blue Ridge, this established and quiet neighborhood prioritizes nature, recreation, and community.
The shared community space includes many miles of walking trails, a lovely lake, mountainsides, meadows, streams, valleys, forest, native plants and wildlife.
There is a community playground a stones throw away from the house as well as tennis courts, a lovely lake for fishing & paddling, and walking trails galore. The quiet streets are ideal for strolling, cycling and jogging as well.
Arguably the best Elementary school in the county & one of the top-ranked in the state.
Excellent caring community with lots of neighborhood optional activities. Great for young children and children of all ages.
The House
Tucked away in a wooed cove, the home has great natural light and flow for seamless indoor-outdoor living- High ceilings, low-e windows and skylights to bring the outside in.
The main floor has a nice entry foyer that leads to a great room with light from four directions and vaulted ceilings. The fireplace is awesome and very efficient. The kitchen, open to the main living space, is very functional, bright and truly a joy for cooking and entertaining. The living space flows beautifully out to the deck, for morning coffee while listening to the birds. In the evening, the sunsets are a true highlight, from the kitchen, living space and decks.
The primary bedroom is on the main level as well, and includes vaulted ceilings, a walk in closet, an large en-suite bathroom with double vanity, jacuzzi tub, and adjoining toilet and shower room. Plants love the skylight. The spacious primary bedroom flows out toward the deck, woods and mountains.
The lower level has a great laundry room, full bath, two bedrooms, and a big family room with a high efficiency modern wood burning stove. Both the bedrooms as well as the family room look out to the lower deck, outdoor spa and woods.
The house is surrounded by healthy and happy VA native flora and fauna: Flowering Dogwood, Rhododendron, Mountain Laurel, Oak, Oakleaf Hydrangea, Pines, Cedar, Holly, Magnolia and birds galore!
The land behind the home is wooded community space so it’s beautiful and protected. Your view will not change and that’s a good thing.
The home has been impeccably maintained with loads of attention to detail and functionality. There is a whole house generator ($12,000 value), that is handy to have in a pinch, and a 50 year roof.
It’s an incredibly functional and livable contemporary home with a lot of warmth— great for the day to day and awesome for entertaining. Very sad to leave this special place, but excited for whoever loves it next.
