This is a ninth-floor studio apartment – so high up that no bugs have been observed here for over a decade! It’s spacious and bright, with abundant closet space!
It’s unfurnished – although I’d be happy to leave the mini-fridge, kitchen table, and/or baker’s rack where they are, and/or throw in a few chairs, too.)
The building has a front desk with concierge service, on-site maintenance, and laundry facilities. And maintenance fees cover all utilities (water, gas, electrity, heat/AC), as well as access to a large fitness center and resort-style pool. No smoking or pets allowed.
The apartment is in River Place East (1021 Arlington Blvd.) – a great location:
– Inside a gated community with 24hr security guards; the building complex contains a grocery/convenience store, dry cleaners, and hair salon, as well as picnic and BBQ areas.
– Two blocks away from the Rosslyn Metro station (on the Blue, Orange, and Silver lines), a DC Circulator bus stop (on a route that goes through Georgetown to Dupont Circle), and a Georgetown University shuttle stop. (And GWU is only one subway stop away; Amazon’s HQ2 is just a few stops away too.)
– One block away from a plaza surrounded by various restaurants (Nando’s, Panera, Potbelly, McDonald’s, Compass Coffee, Sweetgreen, Salt, Chopt, Chipotle, Bethesda Bagels, &Pizza, The Happy Eatery), with other restaurants nearby.
– Several blocks away from a Safeway, a Target, and a CVS.
– Just north of the Iwo Jima Memorial and near several hiking routes.
– Only a short walk north across the Key Bridge into Georgetown – or west along Wilson Blvd. into downtown Arlington.
– Parking can be rented within the complex – and there are also several nearby parking garages.
If you’re interested in this apartment as a rental property, it will provide an excellent return on investment. My current tenant’s rent has been $1,425/month for the last year, and if I don’t sell the apartment soon, I plan to raise the rent to $1,500/month. If the apartment is renovated, the rent could be raised to at least $1,650/month. (I’m only putting this apartment on the market because I’m moving out of the DC area soon.)
My current tenant’s lease ends at noon on April 1, 2025, so the apartment will be available at that time – but if you’re interested in taking over the lease, I’d be willing to sell before then.
