About this home
Quiet, peaceful, country paradise on 3.14 acres, fenced around the property line with the street in front and a gap between the neighbors house but there is a distinct tree line.
3 bed 1.5 bath with wheelchair accessible shower, fiberoptic cable up to 1G internet available, City water, septic system, newly rebuilt well system for a backup water supply, ring cameras around the house, nice hardwood floors in good shape.
There are buried utilities that are telecommunications cables which also bring fiber internet to the house on the very side of the lot. Visible from Google Street view and satellite imaging.
The roof, fascia around the roof, and the duct work under the house need to be replaced, but it is a turn key liveable home with time to get these issues sorted out. Brand new blower motor in the hvac, older trane unit but it easily keeps the house at 70 degrees. Comps for this size home in good condition on even 2+ acres are well over 200,000+ so I believe this is very fair to sell quickly for the small amount of work it still needs but I will entertain offers.
No leaks in the home, but there is a hole over the two car carport and the roofing is old and missing a few shingle tabs from the last big storm that came through. I had the ducts "professionally cleaned" but from under the house it is apparent that they condensate under heavy AC use and are old and sagging. I was going to DIY these items while I live in the house but circumstances with family have me moving 5 hours away to be closer to them, otherwise I'd be hard pressed to sell at double this price. I love it here.
It's a beautiful place to live in a very nice area. Outdoor paradise, 15 minutes to two boat ramps, DNR rifle range, multiple parks, hiking trails, swimming areas, fishing areas, and state Forrest. Less than 5 minutes to the Mccormick grocery and hardware stores, courthouse, a handful of nice restaurants, and municipality buildings for utilities and trash dump site.
Very convenient location and still right outside of town limits.
No hoa, unrestricted land, and an amazing set of neighbors that I'm sad to be moving away from.
35 minutes to Greenwood, 40 minutes to Augusta
An additional ~3 acres on the other side and rear of the house may be able to be purchased from the neighbor but you would have to discuss that with him when you move in.
I currently live here so please call or text to see it in advance.
