This lot is 65’x125’ verified by the plat map, which is approx. 8,125 sq ft or .18 acres, about 2/3 cleared with several trees (oak, cedar, and persimmon). This lot is within Eufaula city limits and therefore would need to talk to them about building restrictions. As far as I can tell, I don’t see that the addition has an HOA—you must verify also. It appears that short-term rentals are allowed (you must verify) as there is one diagonal from the property. Pretty flat lot, slopes very slightly to the west. There are a couple of big cool rocks.
Less than 10 minutes away are the Xtreme Cove Marina, Jellystone park and all of the amenities of the town of Eufaula. Peter’s Point South Point Dock and Boat Ramp are to the west of the neighborhood.

Only the east side of the lot has a fence which appears to be the neighbor’s (metal fence). There appears to be a stake on the NE corner of the property, I didn’t see any others. Electric pole is on the back side of the lot. Have been told city water is available and that a septic tank will be needed-please verify.
We had an attorney complete the quiet title process so that we can deliver clear title. We do not have an abstract. One would have to be built and is negotiable.
