322 W. 53rd St., Apt #1 is a one bedroom, floor-through on the first floor of a Hell’s Kitchen brownstone (approx. 825 sq. ft.). It has 11½ foot ceilings, large windows and receives direct sunlight all year long. Shareholders have access to an unsecured cellar storage space and a shared laundry room. Our units are sold “as is”. We are seeking applicants with households of two or more people. The apartment must be the shareholder’s primary residence and cannot be used as a pied-à-terre.
HDFC (Housing Development Fund Corporation) co-ops are limited equity buildings that were created to provide affordable, long-term housing and do not provide the investment opportunity that other types of ownership may offer. In our HDFC co-op as well as others, there are restrictions on the resale price, and there is a flip tax when the co-op shares are sold. The sales structures of individual HDFC co-ops vary and are based on a number of factors, including each building’s organizing documents and bylaws. We are a small self-managed co-op with 10 units, and as such, expect shareholders to participate in the management and upkeep of the property, which consists of two 155-year-old buildings. We are looking for applicants who have the kind of skills that would benefit our small community, and who are interested in working with our shareholders to benefit the co-op as a whole.
