The only Airbnb license available here is the owner-occupied type, where you live in the house and rent up to 2 rooms. You cannot get a whole-house rental permit. I have maintained the license for 7 years, although I haven’t hosted guests since the pandemic. When I move and cancel the license you could apply for it. Unless someone else is on a waiting list within 600ft and their house is 100% up to modern building codes like mine (highly unlikely) you will get the permit. For almost 2 years, I had the highest ratings in Las Vegas of any Airbnb and I has zero trouble with guests or the city so neighbors and city are all in for you to get it. The permit costs $500 per year and I have maintained it for 7 years so nobody can open an Airbnb anywhere near here.
No HOA.
This house is nearly maintenance-free! Nine years ago, a pipe broke and flooded the house, so the insurance company paid for $80,000 worth of professional restoration. That included:
New wiring (all copper—not aluminum like many older homes)
New insulation in attic and walls
All new drywall, subflooring, and flooring
New doors, cabinets, and some high-efficiency windows
100% up to code, including networked smoke detectors
Sewer line to the street was replaced with modern piping around 15 years ago. Neighbors give me that info because 2 of them have lived here 30+ years.
Roof:
Installed in 2024 by OwenCorning preferred contractor and warranty is transferrable— Owens Corning Shasta White architectural shingles are the highest reflectivity available; reduced my electric bill by 25% immediately (bills available for proof)
Tiger Paw underlayment (not tar paper!)
High-wind rated up to 100 MPH plus I made them nail the shingles all the way through the plywood (proper method, even if unpopular) and angled all the ridge shingles away from the prevailing winds. Vegas is becomeing a high-wind area with record winds 2 years ago of 70mph sustained. This roof is guaranteed up to 100mph and you won't lose a single shingle. The Tiger Paw underlayment (instead of tar paper) is overkill since it hardly ever rains here.
Water Heater:
Brand-new Bradford White gas model (2024) — not a consumer-grade model form Home Depot, etc. Professionally installed. My gas bill was $15 in July since I'm not running heat or cooking much. That's just the hot water heater and base charge.
A/C System:
Older, but well-maintained Trane/American Standard
Professionally serviced 3 of the last 7 summers
A few parts replaced over time - capacitor, blower (interior) flame sensor, and I think the fan motor 7 years ago. A/C kicks butt and bill went down > 20% with new white roof. All modern insulation and double-pane windows (except 3) in the house helps, too. Dry climate helps longevity of everything. Zero mold in this whole valley probably so outdoor appliances las a long time. (Also, almost no bugs anywhere!)
Closets and Accessibility:
When the house was re-built, they added some ADA accesible features fo people with mobility issues due to age, size or injury.
Most closets have built-in shelving floor to ceiling where it makes sense.
Doors slightly widened 2"
Shower bars added for accessibility
Toilets are slightly taller than normal which is nice, actually.
Interior Finishes:
High-quality orange-peel texture on walls, applied by top-tier Allstate contractors

Raised garden beds surrounding pool with Lemon tree, lime tree, lemongrass, lots of roses, and I gree basil adn thai basil easily under the shade of Mexican bird of paradise. The herbs didn't even die over winter.

I propagated 5 plants from one — these sell for $75–$100 each in pots to landscapers since they are ideal for privacy. Soon the pool can be surrounded like a jungle blocking the view of neighbors' roofs. The leaves are small and the pool vacuum handles them if they fall into pool.
Comes with powered Lawn Mower, Weedeater, and leaf vacuum/mulcher. All 48 Volt Ryobi. You can mow the lawn, weedeat, and vacuum up any leaves around the backyard and that only uses 1/2 the single battery I own. (You don't want A/C powered tools around the pool).
Large grass front lawn with sprinkler system - Ideal for a garden or food forest. A guy down the street grows corn!
Water is cheap here, believe it or not. — just $94 to fill the 14,000-gallon pool, per Water Commission. L.A. it would be $400.
Neighborhood:
Very quiet and friendly
Great neighbors — no loud dogs or cars (people next door got a young german shepard girl that is very sweet and likes to say hi if she hears you but doesn't go on and on with barking. She's pretty timid and not outside all day or anythigng.
I’ve lived here for years and can tell you about everyone nearby.
1–2 minutes to the freeway, Home Depot, and grocery stores
10 minutes to Downtown, 15–20 to the Strip and that is avoiding the highway.
Watch fireworks all around the valley from the roof!

Every permit since 1974 is on file and I have them all in one PDF for you— nothing unpermitted or out of code or I could not have gotten the Airbnb license form the city.
This home is the most expensive on the street, and Zillow doesn’t even reflect the true rebuild value. Houses that are flipped with patin slapped on them are values the same as mine on there. So for now, it is priced near the upper limit of Zillow’s estimate.
