This is an as-is sale for our home, we love this home and never wanted to leave but a very sudden and positive expansion to our family necessitated moving. It is fully livable and safe, the as-is element is strictly cosmetic (repaint or just touch up paint, a few spots of trim, some nail and anchor holes , and a few odds and ends.).
It is located between Breton and Shaffer and is only a few minutes from 28th and The Beltline as well as a few minutes from Meijer, and thanks to a lack of neighbors to the north and west, and its physical elevation from the rest of the area, it feels very private.
Full bathroom on the main floor off of the kitchen. A mudroom in the rear that is not shown. A large room off of the living area that can function as a bedroom with a small closet. Upstairs is a large square bedroom that is perfect for the kids, with a small closet and some built in storage in the walls. A third bedroom with a large closet and a half bathroom that could (and we almost did prior to our choice to move) have a stand up shower added. A large closet in the hallway with two double doors for easy access. The basement is full Michigan style with direct access to the garage. The garage has a very hefty work bench and a sink as well. Please note that the pictures are from when we purchased it ~5 years ago, we are actively moving and the pictures would be very unflattering at this exact moment, but they will be updated when the move out is complete. Major differences are that the entire back yard now has a 6ft high fence with a double swing gate that allows vehicle access into the back, the area by the rear door now has a cement patio, in the kitchen we have added cabinets and cupboards along the wall, the shower was retiled but needs some finishing touches, and the elevated garden bed by the garage was removed and stairs added as well as the driveway being widened by the house.
It has central heat, does not have AC but multiple stand up and window units are included and an attic ventilation fan was added to draw out a significant amount of heat during the summer. Stove, microwave, dishwasher, garbage disposal, refrigerator/freezer, washer and dryer are included. All interior windows are modern and energy efficient.
This sale would be facilitated by our realtor (who has helped us out now on 4 sales/purchases over the years) but this was the only way to list it in this way. Once the work commences to get it ready for proper market sale, the price will change. We also wanted to have a little control over the sale to give young or new buyers a chance as we saw a lot of “professionally flipped” homes or homes that were being priced way over their condition during our search.
