The Nez Perce Clearwater National forest sits approximately 500 feet west of the property, and has a beautiful old logging road running through it about a mile and a half long. The south fork of the Clearwater river is approximately one and a half miles away, and you can coast on a bicycle from the property all the way to the river. Because of the elevation, the winters are much more mild than many parts of Idaho. I spent three years on the property, and never had to plow or shovel the road for access, and only used chains for about three weeks the final winter I was there. Internet is available from a local company for $40 a month with no contract. The closest city is Harpster, about 2 1/2 miles away, where you can find a small convenience store with gas and diesel. The property sits about 10 miles In between Grangeville and Kooskia where you’ll find full size grocery stores. Cash price is $97,500.00, more than $20,000 below the counties assessed value.
I added some new photos showing the 3D layout, and also showing how the bottom driveway could be rerouted using old skid roads to create much more space for the upper pads. There’s also a spot west of the upper pad that could be expanded for a second RV pad.
