This lot is in a subdivision with no H.O.A. Which means the old sign at the main entrance will have to be replaced by me, most likely, but it will be done. The lot is fronted by a grove of young pine trees. Some of them could be thinned but its a great frontage keeping the home site behind it very private all year long and cool in the summer. There is still good warmth from the sun in winter. For best outcome, topping the pines while they are young is a good plan. The neighbor hood is very quiet most days with nice neighbors and families. This is in Athens but just inside Madison county which means you can build the home yourself and have a gravel driveway. Eletricity infrastructure is established throughout the neighborhood so call EMC and get your temp pole easily. Water is on a well operated by Piedmont Water Company and all lots have water at the curb. They use a minimal of chlorine and the water is good tasting water. A filter on your tap and you have good drinking water. The water meter box is on the lot. It was 1400.00 for them to install the meter connection last time we checked but you can have it immediately. This is an easy build for a custom home and a rare lot so close to town. Lot 14 is not on the market but we will consider selling it as part of the deal. We have held on to it for our own home but there is still somethings keeping us from being able to do that now so we may let it go but do not want to sell in two seperate deals at this point. The other lot, #14, can not accomodate a very large home but adding it to lot 13 will give someone who wants to garden and grow food, a grand space for orchard and large garden, even a nice barn or other garage.
