I have owned this house for 9 years and really have no interest in selling it as I absolutely love it and have an exact vision for my final renovations but I will part with it for 310K firm. This will be a cash only sale as the house needs probably 75k put into it to finish it. If you don't have 310K on hand there's no point in contacting me or even driving by looking honestly. Yes you'll have up to 400K in it when its done. Most multi story architecturally interesting homes in this area are way more than that. You could easily spend 250k on the smallest little single story ranch home close by and by the time you do a full gut and redo you'll have 400k tied up in it. The only "comps" that matter are the 2 closest A frames on this street which are currently "Zestimated" at 317K and 365K and trust me nobody is buying those for less than 400k+
I have personally put about 100K in renovations into it. Fully gutted with new wiring/outlets/switches/lighting replaced or restored/new breaker box etc. All new pex plumbing and new fixtures top to bottom, All new HVAC ducting and updated HVAC unit, New wraparound deck, new high end lifetime roof, All tree work needed on the property has been completed, added a 2 car parking pad at street and more. i'm 100% taking a bath on that money. I could have spent about 10K all in just painting, doing minor repairs and sold it inspection ready in a day for what i'm asking. I chose to spare no expense and go all in when I bought the house so it would be 100% updated and worry free when I got older. Most of what i've spent money on didn't need to be done to pass an inspection. I can finish it but with the time and funds its not financially beneficial. Also I know me and if I finish it the way I want I will 100% never sell it. If I did then you'd be paying top dollar for my choices in colors/finishes/lighting/fixtures etc. etc.
Serious people ready to close laser fast at full price are the only people i'm interested in talking to. I probably have patience for about 3 conversations about it before the listing is deleted so act assertively and aggressively as someone that has the opportunity to buy a highly niche special house should. The only reason why id part with it is I need space for a shop and I have 4 acres in the county with a shop and a ready build site for a new home. I simply want more space for hobbies and business ventures.
